Thanks to the Veterans Administration's GI Bill, qualified veterans and active duty military have access to a variety of VA home loans that offer mortgage discounts, perks and other significant benefits on VA home loans. If you're a veteran, eligibility means a two-year service requirement if you began your military service after September 7, 1980, or as an officer you began your military service after October 16, 1981.
If you're in the National Guards and Reserves, you need to have served for six years; and there are guidelines that many include eligibility of surviving spouses, too.
Simply put, if you qualify, the VA is willing to vouch for you, by protecting your lender against loss if you fail to repay the mortgage, a protection the lender normally receives by requiring a downpayment from borrowers in exchange for favorable financing terms.
